We provide a specialist advice and design service for home extension projects, new build developments and other types of developments covered under permitted development. We are a small, local company that works closely with our clients to find out their specific needs and requirements in order to gain the correct relevant type of permission from the Local Authority, whether it be a full planning application or a lawful development certificate. 

We provide a full design service including onsite measurements of the property, drafting of the required architectural plans and elevations, as well as an accompanying planning or design statement where required.

Some kinds of development do not require planning permission. This will depend on its compliance with the permitted development criteria found within government legislation

Technically you are not required to, however the list of criteria within General Permitted Development Order (GDPO) is long and complex. Additionally, some houses don’t have any permitted development rights for a range of reasons. Therefore, it is always recommended that you submit a Lawful Development Certificate application to get confirmation that your project would meet the requirements. This is also something that is required if you ever wanted to sell your house in the future.

Usually for householder extensions and minor developments, applications can take up to 8 weeks to determine. Where there are concerns from the Planning Officer, amendments to the proposal may be possible to negotiate, however this may prolong the determination period slightly.

The cost of submitting a planning application varies depending on the type of development you are proposing. These can be found on the Planning Portal website, however these costs are not included within our quote and will need to be paid directly following submission of the application forms and drawings.

When an application is refused, the Council will provide a decision notice and full written report outlining the main reasons why. If these can be addressed with minor changes to the proposal, then we can help with this at no extra cost and resubmit an application (Council’s costs still apply). Where you disagree with the Council’s decision you have the option to appeal to the Planning Inspectorate, who will re-examine the proposal and either agree with the Council or overturn the decision.

We like to work quick, as we understand that any construction project can be stressful. We will aim to visit your property within 1 week of our initial consultation to take site measurements and photos and then aim to have a first draft of plans drawn up within 1 week of this visit. We don’t want to rush you however, so if you need time to think about your dream project and want to make any changes down the line, we are happy to wait until you’re fully satisfied before submitting an application.

These types of reports and surveys can sometimes be required to be submitted alongside an application where the project would impact something beyond just your building. The most common types of reports are Landscape Impact Assessments where there are protected trees nearby, Highways & Parking Assessments, where you may alter the access to you site or the existing parking arrangements, Flood Risk Assessments, where your property is within a Flood Risk Zone, Heritage Statement, where you are within a conservation area or live in a listed building. We do not provide these reports and surveys directly, however we are happy to work with local specialists.
